TELLUS became a signatory to the PRI (Principles for Responsible Investment) in 2021, reflecting the firm’s commitment to engaging with and understanding the environmental, social, and governance (ESG) implications of its investments. TELLUS sees this as a way to unlock new sources of value for clients and for society as a whole, with a focus on understanding the environmental impact of investment decisions. The PRI is an investor-led initiative in partnership with the United Nations Environment Programme Finance Initiative (UNEP FI) and the UN Global Compact.
TELLUS conducts ESG assessments on all assets in which it invests, providing a broader view of associated risks and opportunities. The evaluation form uses a scoring system aligned with ESG criteria, incorporating environmental, social, and governance parameters to support decision-making regarding the potential acquisition of an asset. This approach enables us to identify projects that demonstrate a strong commitment to sustainable practices and are aligned with our vision for responsible development.
Environmental
All of our corporate, mixed-use, and residential buildings are either certified or undergoing certification under standards such as USGBC or EDGE.
Social Responsibility
TELLUS embraces diversity and inclusion as core values, with a focus on gender equity. As of April 2025, our team consists of 42% women and 58% men, reflecting a wide range of backgrounds and experiences.
We are committed to the health, well-being, and safety of our employees. Our Be Healthy & Be Fit internal campaign actively promotes physical activity and healthy living. In our developments, we prioritize enhancing the surrounding environment and creating positive community impact by removing barriers and integrating open, shared spaces for connection and circulation.

Tellus has established a Responsible Investment/ESG Committee, composed of a diverse team of professionals. Through a collaborative approach, committee members contribute their perspectives, experiences, and expertise to assess the impacts and implications of different investment strategies and decisions.
Recycling
Tellus is committed to minimizing waste generation in its construction projects. In developments such as River South Building, Alameda Santos, and JK Square, 100% of demolition waste — including bricks, blocks, tiles, coatings, and other materials — has been, or is in the process of being, recycled.
